Summery
The Bilt Obsidian Card offers tons of value of an extremely low price, with great everyday multipliers and a points accelerator that can even make this a catch all card. On top of this earning points on your rent or bonus is a huge plus and unlocks extra value even though its very convoluted. My only major gripe besides the lack of a proper sign up bonus is not having a higher value spend on both grocery and dining, while I understand it may be to much to do 3x for both, having the second option be 2x I think would be fair and could be 3x with point acclerator anyway. But when paired with another dining card like the Chase Sapphire Preferred and setting your Bilt card to groceries, you can have a powerful duo all for under $200, and if you go for a Chase Trificeta even more increidble value. Plus Rakuten and Rent day bonuses add incredible value at no extra cost.

Which to Pick?
I think if you spend about 75-120% of your rent or mortagage each month the hosuing only option makes more sense as its just much smiplier and gives you that 1.25x maximum as opposed to the max of 1x with Bilt Cash. But more or less then thati I think Bilt Cash is better as it gives you more flexability and are able to reedem it to a lot of extrea things rather then just extra points, and the points accelrator to me is a great way to spend Bilt Cash!

I Recommend This Set Up For A Few Reasons
The first reason for my recomendation is this allows you to get 3x on both dining and grocery categoriesm, with Bilt being your grocery card while the Sapphire is your dining card
The second is that Chase and Bilt have the best stratigic transfer partner overlap with them exclusively sharing Southwest, United, Hyatt, IHG, and Wyndham, all of which offer really high CPP point redemptions
Next is that this setup has a true 1.5x catach all and a 5% rotatiating category with the Freedom Unlimited and Freedom Flex Resectivly
Lasly if you opt for the two cards on the right, you get a flat 2x on everthing where AmEx is accepted with the Blue Business Plus and the Rakuten card gives you an extra 4x points that can be either AmEx MR points or Bilt Points that are transfred every three months on top of the points Rakuten already earns you
The only downsides I see are mentioned in the graph and again you can always mix and match any cards you want, these are just recomendations to make it easier.
